So, here’s the scoop: The Tennessee Department of Economic and Community Development (TNECD) has recently certified an industrial site called the I-40 Advantage Site, located just 20 minutes from the highly anticipated BlueOval City. But what does “shovel-ready” even mean? Basically, it means that the site is fully prepared for construction, making it super attractive for companies looking to set up shop without wasting time on planning and paperwork.

This site has already welcomed its first tenant: a fantastic facility that has been revealed to cost around $152.5 million and is projected to create around 190 new jobs for the Haywood County community. That’s great news for local job seekers!

Room to Grow

The certification covers the remaining southern half of the I-40 Advantage Site, which boasts a whopping 160 acres of space, with 154 acres available for development. With the rising demand for sites suitable for electric vehicle (EV) suppliers, it’s no wonder that this spot is catching the attention of major companies.

Aaron Stewart, the executive director of Brownsville-Haywood Economic Development, shared that he worked hard to get this certification. “I started filling in that application the first week of October, and it was somewhere around a week before Christmas that it was all finished and uploaded,” he said, emphasizing the intense effort it took to complete the application. His hard work paid off, and now Brownsville is on the map for potential new businesses!

A Collaborative Effort

Stewart expressed gratitude to both TNECD and Austin Consulting based in Cleveland, Ohio, for their support throughout the process. “Previous efforts like this by the community and the state helped land Enchem, and we look forward to landing additional companies in the future,” he stated enthusiastically.

Ideal Location for Manufacturing

For those curious about the technical details, a look at the TNECD Certified Site website reveals that the land is just half a mile from I-40 and is perfect for manufacturing operations. The site’s shape and gentle slope make it exceptionally well-suited for large manufacturing facilities, allowing it to accommodate a variety of building needs.

Stewart hopes to attract companies in the automotive or food manufacturing sectors and anticipates that the large area will likely be split among several businesses, rather than just one. As the largest of the I-40 adjacent certified sites and the third-largest in the entire West Tennessee region, it’s safe to say that Brownsville has some exciting developments on the horizon.
