Hey there, Memphis! If you’ve been keeping an eye on the buzz around town, you’ll be thrilled to learn about the latest happenings in our Downtown and Edge District. There’s a wave of infill developments rolling in, and it’s all spearheaded by some passionate locals who have their sights set on revitalizing our urban landscape.
First up on the exciting news is the recent purchase of the former Heartbreak Hotel property located at 633 Monroe Ave. This spot is making headlines as it has officially changed hands, landing in the capable grasp of a new local developer associated with John Halford. Halford is the president of cnct. design PLLC, an architecture, and development consultant firm, and he snagged the property for $635,000. The Shelby County Register of Deeds confirms this sale, and it’s sure to be just the beginning of an exciting journey ahead for this vacant building.
You may be wondering what will happen to this long-unoccupied lot. The area around 633 Monroe, sitting right at the crossroads of Madison Avenue and Monroe Avenue, has been on the radar of the Downtown Memphis Commission (DMC) for a while. They’ve been eager to see this property brought back to life since it was seized in environmental court back in 2019.
Back then, it was purchased for $700,000 with hopes of transforming it into a vibrant space comprising ground-floor retail and apartments. Fast forward to now, and Halford is rolling up his sleeves to breathe his vision into this space. He plans to take the next four to six months to assess the building’s structure, dig into its history—because why not honor a little nostalgia?—and stabilize it. This process is essential before the final uses of the property are determined.
While Halford’s team is in the early design stages, some interesting ideas are already emerging. The 4,000-square-foot ground floor might just welcome two new tenants that are bound to complement whatever magic unfolds on the upper levels. Halford has tossed around the idea of a delightful boutique hotel occupying those upper floors. Though he quickly emphasizes that these concepts are still very much in flux, it’s certainly an exciting possibility for anyone traveling through this artsy district.
Halford’s enthusiasm doesn’t stop here. His team is not only focused on 633 Monroe but also actively developing around half a dozen other projects in the Edge District, showcasing their commitment to making this area thrive. Recent launches have already added local favorites like Rootstock Wine Merchants, JEM, and Ugly Art Co. and Events to the neighborhood’s roster. You could say they’re igniting a new era of creativity in the heart of Memphis!
Even with all this development buzz, Halford is keen on reminding everyone that cnct. design is fundamentally an architecture firm. Halford shared, “Seventy-five to 80% of what we do is design work for our clients.” He believes that stepping into real estate development allows them to put their architectural philosophy into practice, which ultimately leads to better service for their clients and benefits the larger community.
