Looking at the numbers, there’s been a 4.5% drop in hotel occupancy rates in Memphis from 2023 to 2024. This decline is a little concerning for an industry that has seen its fair share of ups and downs in recent years. Many local hospitality leaders are rolling up their sleeves to devise strategies that could lead to improvements in the following years.

COGIC Convention Moving On

One of the biggest blows to Memphis’s tourism scene is the announcement that the Church of God in Christ (COGIC) will be moving its annual Holy Convocation out of the city after 2025. This annual convention, which draws in roughly 25,000 attendees and pours more than $30 million into the local economy each year, is leaving primarily due to inadequate hotel facilities downtown. The decision makes it clear that if Memphis wants to retain major events, more hotel rooms and upgrades are necessary.

Hotel Capacity Under Scrutiny

Currently, downtown Memphis only offers six hotels, each boasting over 300 rooms, which is pretty limiting when it comes to attracting large conventions. The Sheraton Hotel, with its 600 rooms attached to the convention center, is a prime example of this issue. This hotel is in dire need of a makeover—enter plans for an extensive $150 million to $200 million renovation expected to take around two years to complete. The Sheraton isn’t just any hotel; it’s the largest facility in the Memphis market, and its modernization could be crucial for future conventions.

However, recent data shows that the Sheraton has struggled, with occupancy rates dwindling to around 50% and annual revenues dropping to about $14.8 million. The city of Memphis is taking action by proposing to purchase the Sheraton for $22 million.
