They’re planning to develop a shiny new Class A building that will stretch over 200,000 square feet. Let’s be honest, that’s a lot of window coverings!
While it might seem like a straightforward move, this deal has some interesting twists. They purchased the land from Pattillo Industrial Real Estate, a well-known player in industrial development. Now here’s the kicker: new industrial builds are as rare as hen’s teeth in 2024, with most companies opting for existing properties instead. So, it’s a big win for Memphis!
For Lotus, this new site isn’t just a random upgrade; it’s a crucial move to ramp up their local operations. They currently lease a sizable 165,000-square-foot facility at 6225 Global Drive, but as any business knows, expansion is key to staying ahead.
According to Ben Stafford, Pattillo’s VP of new investments, this is only the beginning of broader plans for the land they own in Distriplex Farms. “This land sale and build-to-suit development launches our broader development plans for the remaining sites we own in Distriplex Farms,” Stafford shared, brimming with optimism.
Now, when can folks expect to see this amazing new structure rise? Pattillo plans to break ground on the Lotus facility before the year wraps up and hopes to have it ready by the end of next year. That’s a timeline we can all look forward to!

Economic uncertainty and spiking interest rates have slowed down many construction projects across the nation, leaving many locals worried. However, Hank Martin from NAI Saig Co. sees this deal as a sign of hope. “There are signs that the market is okay,” he reassured. “It’s not a terrible situation at this point.”
